Up on the West Bench, sage, butterflies and people all dream the same dream.
Welcome to a new hillside habitat for humankind and nature. Terraine seeks to create a community where families, couples and singles learn from and look after the flora and fauna that flourish in the foothills. A domain crafted for kindred spirits, living, playing and working together.
There’s a vast sage-covered landscape in the western foothills of the Oquirrh Mountains, where the Salt Lake basin rises up to meet the nearby foothills. Hikers, wildlife enthusiasts and nature lovers are drawn to the beauty of this land. This is the West Bench. It’s a setting that’s sustained habitat and humankind for generations.
The village that thinks it's a camp.
Neighborhoods and open spaces fan out around a central community hub that includes The Shed—our cafe hang-out—with parks, trails and amphitheater, nestled into the slope behind.
One third of Terraine is preserved open space with the elevated ribbonwalk trails showcasing the view. Camp-like activities and play spaces make Terraine a treat for free-range kids.
Crafted neighborhoods.
Homes that pitch in.
It isn’t just nature and people who inhabit Terraine—homes live here too. And they have their own important contribution to make. From architecture that blends historic and 21st century design ingredients, to construction practices that minimize waste to eco-friendly materials and technologies.
Human. Nature. Together at last.
Dig deeper.

A Third Cadence Community
We’re different. We turn remarkable settings into exceptional places to live. How? By discovering symbiotic connections between nature, resources, unique lifestyle opportunities and a design language that is both progressive and enduring. It’s a highly collaborative and lengthy approach that leads to original and carefully crafted outcomes. We aim to make a difference in how new places are envisioned and the joy that comes to those who inhabit them.
