Terraine is a new home community in the West Bench, where families, couples, and singles will learn from and look after the flora and fauna that flourish in the foothills. A domain crafted for kindred spirits, living, playing and working together.

It’s a highly collaborative and lengthy approach that leads to original and carefully crafted outcomes. We aim to make a difference in how new places are envisioned and the joy that comes to those who inhabit them.

Terraine covers 634 acres of land. There will be 2,817 homes, 350 of which will be for lease.

Over ⅓ of Terraine will be preserved as walking trails and open spaces.  There will be four different types of green spaces to create a diverse network of open spaces: Sagelands, Cultivated Lands, Meadowlands, and Activelands. Sagelands are the conservation areas that surround the community and have a series of non-intrusive trails. Cultivated Lands are the productive lands that support farming, nurseries, and food production. Meadowlands are the landscapes that make up the community streetscapes, home zones, passive recreational areas, as well as informal gathering spaces. Activelands are areas that will utilize drought-tolerant turf and are ideal for organized community and social functions as well as informal sports games.

A lantern is a small pavilion. We will have a series of these structures scattered throughout the community, each with different calling. The first is adjacent to The Central Meadow and will function as a small library filled with books chosen by the residents as a collective gesture for sharing and learning. Future lanterns will also be decided by the residents who live here.

The Jordan School District serves all elementary, middle, and high schools in our area.

We’re focused on sustainable landscaping inspired by Localscapes principles, which reduce water use while enhancing beauty and functionality. This includes water-efficient plantings, drip irrigation, and minimizing traditional lawns. Our approach lowers water usage to about one-third of typical watering while maintaining vibrant, thriving landscapes. You can learn more about the localscape at Terraine at our blog, here.

If you are heading south on State Route 111, turn right off the highway onto Chamomile Way, turn left onto Sage Run Road, turn right onto Hidden Hills Way and follow the signs to The Shed.

Salt Lake City airport (SLC) is about 15 miles from the community—a 22 minute drive.

The PID fee is your share of the Terraine legacy.

Terraine is no typical new community. As you have already learned, its vision encompasses both native habitat and the larger public good. These go hand-in-hand within the Salt Lake basin, where water is becoming an ever more precious resource. This has inspired our far-sighted approach to community design and landscape, with a greater emphasis not only on drought-resistant flora, but as the defining physical feature of the Terraine community.

Fully one-third of the community is open space—214 acres providing trails, parks, gardens, farm, meadows, fields, orchards and tree-lined parkways—all providing endless hours of scenic beauty and recreational opportunities.

Creating the infrastructure for all this—as well as providing for long term management—requires a modest fee to be paid by all homeowners—the ongoing stewards of Terraine—and everything it stands for.

The PID fee is equal to $60.43/month for single-family homeowners and $35.52/month for townhomes owners, collected twice a year on March 1st and September 1st.

Single-family homes: Depending on your selected internet speed, total fees for a single-family homeowner will be between $246.36 and $278.71 per month.

Townhomes: Depending on your selected internet speed, total fees for a townhome homeowner will be between $301.45 and $338.80 per month.

Yes! Our Terraine Guides would love to host you at The Shed to tell you about the community and answer your questions over a drink at our cafe. Seven model homes, completely unique to Terraine, are also available to tour. You can visit The Shed at 7188 W Hidden Hills Way. The West Bench is the area in the western foothills of the Oquirrh Mountains, where the Salt Lake basin rises up in a gentle slope. Hikers, wildlife enthusiasts and nature lovers are drawn to the beauty of this land.

Currently there are five home builders: Sego Homes, Rainey Homes, Ivory Homes, Tri Pointe Homes, and David Weekley Homes.

As you enter the community you will find The Central Meadow, a “linear park” populated with outdoorsy-styled hangout spots. Following The Central Meadow will take you to The Commons, the open space in front of The Shed where you will find an open space, perfect for large markets or gatherings. Throughout the community will be lanterns and parks, playgrounds, and fields for all kinds of social, recreational, and solitary activities.

The Shed is a lot of things: the community’s basecamp, clubhouse, outfitter, work-from-home way station, and where homeshoppers can go to learn more about the community and which homes might be a good fit.

In addition to the future elementary school that will be offered within the community, Antelope Elementary School serves grades K-4, Sunset Ridge Middle serves 7-9, and Copper Hills High School serves grades 9-12.

Drinking water at Terraine is provided by Kearns Improvement District, the vast majority (90%+) comes from the regional water wholeseller, the Jordan Valley Water Conservancy District, which sources its water from numerous sources both inside and outside the Salt Lake Valley.  Their drinking water meets or exceeds all regulatory standards.  The last annual report, including information on water sources and quality testing, is available on their website. 2023 Water Quality Report – Kearns Improvement District

Yes. Fiber-First Digital will be adding fiber internet infrastructure to the community. All homeowners will pay a $24.54/mo fee for this service and can then choose which internet package works best for them.

1 Gbps: $42.39/mo ($38 plus tax of $4.39)

2 Gbps: $74.74/mo ($67 plus tax of $7.74)

The assessment fee is $119/mo with an additional $80/mo benefitted service fee for townhome owners.
